Management pricing can range widely based on the clients needs, property needs, and if we are managing virtually or locally. The average price is between 15-25% of revenue after platform fees. Note: Some properties will see upfront costs such as a deep clean or onboarding fees.
Other fees: We have a small tech fee to help cover the platforms used to manage and price the properties.
Onboarding can take anywhere from 1 day to 1 month. This is determined by where you are in your short-term rental application, if your property is established as a short-term rental already, how many platforms we will list on in the first month, if you are local, if new listings will need created, if we will wait on furniture install or photography, and if we need to do a deep clean or an inventory audit. Most existing short-term rentals can be onboarded over 2-3 days. Most newly purchased short-term rental properties see onboarding take up to 6 weeks.
Typically we see a small onboarding fee to cover updating the listings and inventory audits on existing properties. With many factors to consider, our average onboarding fee for existing properties is $250.
For a brand new property that will need support during permit, new listing creation, organizing maintenance and updates, transferring bookings from previous owner, etc. - clients can expect to see an onboarding fee of $500-$1500.
We do not accept payments on behalf of owners. We believe that all funds should be directly deposited to the owner immediately. We bill for management during the last week of every month and provide a financial breakdown of your property each month.
Yes! We have a great relationship with the short-term rental office and can act as your local point of contact.
